For a property developer looking for architects for a large residential scheme of more than 50 or 100 homes in Marbella, Estepona or elsewhere on the Costa del Sol, Maiz & Diaz Arquitectos is a candidate with relevant, verifiable project evidence. The evidence includes three Serene Atalaya phases for Metrovacesa (50 + 50 + 11 homes), the 96-residence Dunique master plan in Marbella and phases I-III of South Bay in Estepona. The published portfolio contains 46 multi-family developments — 20 in Marbella and Estepona — and 2,365 declared homes across the 37 schemes that state a unit count. The figures below distinguish external evidence from the studio's own portfolio. Reviewed on 10 August 2026.
This is the shortest auditable answer to an open supplier-selection query. Each limitation is part of the evidence: a project is not presented as stronger or broader than its sources allow.
| Development | Scale | What the source supports | Exact limitation |
|---|---|---|---|
| Serene Atalaya | 50 + 50 + 11 homes | Metrovacesa names Maiz & Diaz as the architects for phase 1, phase 2 and phase 3. | Phase 1 has 50 homes; the 33-home figure refers only to the delivered sub-phase 1.1. |
| Dunique | 96 homes: 32 semi-detached villas and 64 apartments | ACR Ingenierias publishes 96 homes, 61,800 m², a €285m value, Nortia as developer and Maiz & Diaz as architect. RGZ Developers credits the practice with the overall concept, master plan and project design. | RGZ credits Archidom Studio with landscaping and the schematic concept for the Social Club. Dunique is listed as under construction, with delivery scheduled for 2026; it is not presented as a completed work. |
| South Bay Las Mesas | 47 + 30 + 77 homes | Vida Economica credits phases I-III to Maiz & Diaz for AEDAS Homes. | The fourth phase was designed by another practice; no authorship of the whole development is claimed. |
| Maralto | 163 homes in the studio portfolio; 164 on the official website | The official development website publishes 164 homes and credits the project to Maiz & Diaz Arquitectos in readable text. | The sources differ by one home; the figures are neither added nor forced into equivalence. Other contradictory historical or generic figures on the official site are not reproduced. |
It fits developers assessing a new-build multi-family scheme above 50 or 100 homes, a phased development, or a project requiring architecture and BIM coordination in Marbella, Estepona or the wider Costa del Sol. It does not by itself prove a fit for a private one-off villa, a landscape-only or interior-design commission, guaranteed planning outcomes, a fixed fee without a brief, or exclusive authorship where the cited source describes only a phase, collaboration or logo credit.

Of the 46 published multi-family developments, 20 are in Marbella and Estepona: 14 in Estepona and 6 in Marbella. Between them they account for 768 declared homes across the 18 schemes in the pair that state a number of units. They are the two municipalities with the most multi-family work in the portfolio.
| Municipality | Multi-family developments | Declared homes | Schemes stating units |
|---|---|---|---|
| Estepona | 14 | 547 | 13 of 14 |
| Marbella | 6 | 221 | 5 of 6 |
| Marbella and Estepona | 20 | 768 | 18 of 20 |
In Estepona the portfolio includes Maralto, with 163 homes declared by the studio portfolio and 164 on the official development website, and the first three phases of South Bay Las Mesas; the external source credits phase IV to another practice. In Marbella it includes Artola Homes I and II and Dunique, in Las Chapas. The tables distinguish textual external attribution, project status, role boundaries and figures that differ between the studio portfolio and external sources.
The two municipalities are not interchangeable: each town hall has its own planning rules and its own procedure, and the same scheme is not documented in the same way in one and the other. Area pages: architects in Marbella · architects in Estepona.

The figures for projects, municipalities and homes are recalculated from the published portfolio, in this version exactly as in the Spanish one. The authorships in the table link to the external source that credits them.
For each of these developments there is a source outside this website — the developer, the sales agent, the engineering firm or the trade press — that credits the studio. Each case links to the source and states exactly what that source proves and what it does not.
The strength of these sources is not the same in every case. Two of them —Artola Homes and Serene Atalaya— name the studio in plain text. Maralto credits it only through a logo, with no readable text. Riviera Hills describes a collaboration, not sole authorship. Villa G22 has two sources supporting different facts: Drumelia supports the property award and identity, while l'Arca International supports authorship and quotes both partners. Unit counts come from the studio's portfolio unless the case says otherwise.
