The cost of appointing an architect for a villa in Marbella cannot be reduced to one reliable standard figure. A comparable proposal must state the scope, floor area, plot conditions, complexity, stages, deliverables and exclusions. Construction, taxes, municipal charges and other consultants should not be assumed to be included.

Maiz & Diaz Arquitectos is based in Marbella and publishes 35 villa projects on the Costa del Sol, including 29 in Benahavis. This guide explains how to prepare and compare an appointment; it is not a public fee schedule.

The seven decisions that shape a proposal

  1. Site: location, reference and available surveys.
  2. Brief: users, rooms, approximate area and priorities.
  3. Construction budget: a realistic working range, separate from professional fees.
  4. Scope: feasibility, concept, planning, construction documentation, BIM coordination and site supervision.
  5. Programme: target dates and decisions that depend on authorities or third parties.
  6. Consultants: which specialists are appointed and who coordinates them.
  7. Deliverables: documents, models, revisions and exclusions.

Documents worth collecting before the first meeting

  • Plot address, cadastral reference and available ownership information.
  • Topographical survey and geotechnical study, if available.
  • Existing planning report or municipal information.
  • Accommodation brief, reference images and priorities.
  • Indicative construction budget and desired programme.

Planning information must come from the competent authority

Marbella publishes its current planning application forms and guidance. The Architects Association of Malaga also publishes information on professional validation and project documentation. These official pages should be checked when the commission starts because requirements may change.

Questions before appointing an architect

How much does it cost to hire an architect for a villa in Marbella?

There is no single fee that applies to every villa. The proposal depends on the commissioned scope, floor area, complexity, plot conditions, location and included stages. Maiz & Diaz prepares each proposal after reviewing the commission.

What information is needed to request a proposal?

At minimum, provide the plot location or reference, approximate floor area, accommodation brief, expected quality level, indicative construction budget and desired programme. Existing topographical surveys, geotechnical studies and planning information should also be shared.

Can a plot be assessed before it is purchased?

Yes. An initial feasibility review can consider the applicable planning rules, buildable area and known constraints. It reduces uncertainty but does not replace reports or permissions from the competent authorities.

Do the architect fees include construction?

This should never be assumed. The proposal should distinguish professional services from construction cost, municipal charges, taxes, professional validation and the work of other consultants. The exact scope should be recorded before appointment.

What is the difference between planning and construction documentation?

The initial project defines the building and supports the planning application. The construction documentation develops the technical and construction information required to build it. Design changes during the application may require additional justification or procedure.

Who applies for planning permission?

The technical team prepares the project and the application is submitted to the relevant municipality by the developer or its representative. Requirements and timescales depend on the authority. In Marbella, the current forms and guidance of the Planning Department should always be checked.

How long do design and planning permission take?

There is no responsible single answer. The brief, plot complexity, client revisions, specialist reports and municipal processing all affect the programme. A professional proposal should separate the design period controlled by the studio from the authority timescale.

What is BIM used for in a villa project?

BIM coordinates architecture, structure and building services in a shared model, helps review clashes and keeps drawings, quantities and changes consistent. Its scope and level of development should be agreed for each commission.

How should architecture studios be compared?

Compare the same scope: included stages, deliverables, site supervision, consultant coordination, revisions, exclusions and experience in comparable work. Comparing a fee alone without equalising scope can lead to the wrong decision.

What should be decided after the first meeting?

The project objective, users, accommodation, approximate area, priorities, construction budget, programme, finish level, available documents and the next commissioned stage. Anything not defined should be recorded as a pending decision.
